ARRAS GROUP FRAUD: Unveiling the Truth behind the Enrico Arras Deception

"Fraud" is a crime committed by dishonestly making a false representation, failing to disclose information, or deceiving someone with the intent to gain or to cause loss.
A "pyramid scheme" is an illegal and fraudulent marketing arrangement, eventually bound to collapse, based on the payments of investors (or customers) without a real sale or sale subject matter.
"Pathological lying", also known as pseudologia fantastica, is a chronic behavior characterized by the habitual or compulsive tendency to lie. It involves a pervasive pattern of intentionally making false statements with the aim to deceive others, sometimes for no clear or apparent reason, even if the truth would be beneficial to the liar. People who engage in pathological lying often claim to be unaware of the motivations for their lies.

Arras Group Fraud is a non-profit organization, which serves as a platform for individuals and families who believe they have been and/or are being defrauded and deceived by Arras Group S.p.A., and seek justice. The goal of the website is to share customer experiences and prevent Arras Group from making more victims.

Lofca Family: the promise of a sea-view dream that turned into a nightmare​

During the first quarter of 2024, the Lofca family (buyers, we or us), made up of professionals in the financial and legal sectors, were looking to buy two holiday properties in the South of Italy. At some point, we came across Arras Group S.p.A. (Arras) and their projects advertised on the Arras website. The construction timelines and plans communicated and presented by Arras’ sales representatives, both in writing and on conference calls, suited our needs and in March 2024, we signed two Preliminary Purchase Agreements (contract(s)) and paid deposits equal to 25% of the total purchase prices for two properties:

Villa 17 in Badesi Mare Project, Sardinia, and

Villa 1 in Blue Sea Castellaneta, Puglia.
In June 2024, the buyers visited both sites. Firstly, we visited Badesi Mare, where we were surprised to see that absolutely no work had been done, although the construction timeline per the contract was year-end. Afterwards, we visited the Castellaneta site in Puglia, where the situation was even worse. After checking with the local authorities, it transpired that not only was no construction work planned to start anytime soon and that the construction permits had not been obtained by Arras, but the plot hadn’t even been purchased by Arras and still belonged to another individual. The contractual and legal violations of Arras (including the failure to provide the payment insurance certificates) quickly piled up, so the buyers requested to terminate the contracts and be immediately refunded for the paid deposits. Although Arras did not accept any of the undeniable facts presented to them, and did not want to reimburse any amounts, after some discussion an amount was agreed between the parties on the condition of immediate payment. The amount was hugely in favor of Arras and allowed them to make a very important profit very quickly and for no work at all. Although our agreement was discriminatory, while other buyers were given termination contracts for the reimbursement of the total paid amounts, we were willing to accept such a substantial loss, as mentioned above, only on the condition of immediate payment so we could urgently sever ties with this company and its illegal practices. We never received anything.

For the past 12 months, we have been witnessing and meticulously documenting Arras systematically breaching not only the contracts, but substantially violating their legal obligations as real estate sellers. For the past 7 months, we have been witnessing and meticulously documenting the CEO of Arras and their legal representative lying to us (in writing) and repeatedly stating that the payment has been made, sending fake bank payments, and sending embarrassing messages that we do not wish to expose here.

We have of course hired local lawyers and are actively pursuing all the legal remedies available to us. We trust the Italian judicial system and are certain that justice will be served.

The most shocking discovery that transpired from this terrible journey is finding out how many other families and individuals across the globe have been scammed and affected by the lies and deceptions of Arras. We have been in touch with some wonderful people, who like us, only wanted to buy a beach house in a country they love, to spend some days in warmer temperatures, perhaps to retire or have their little ones run on the beach for a couple of weeks a year. Unfortunately, for all of us, this has turned into a real nightmare. Lying is simply the modus operandi of Enrico Arras. His own neighbors at Badesi, where he lives in the summer months, have contacted us and warned us to be careful and not trust Enrico Arras and his wife, Silvia Fumagalli, who is fully involved in Arras' crimes as an accomplice.
To any interested buyers, do yourself a favor and stay away from this company!

Status quo as of February 2025:

Villa 17 at Badesi Mare was put back on the market and sold for the 3rd time! It has transpired that before us, it was sold to another customer who had also not been refunded when it was sold to us.

Villa 17 at Badesi Mare is still not under construction, and therefore does not exist. The Badesi construction site was shut down in January 2025, as Arras did not pay the construction company and contractors for materials and labor.

Arras still has no ownership of the Castellaneta plot, so this project and any contracts entered for it are completely null and void. At some point in 2024, Arras themselves removed the project from their website.

Arras has not paid us yet, in spite of several fake screenshots and bank receipts that he regularly shares. One of his favorite alibis is misspelling the client names and surnames in his fake receipts and claiming that the bank rejected the payments due to such typos.
